AFFORDABLE WORKSPACE CENTRE FOR CREATIVE BUSINESSES IN SOHO
58 Old Compton Street is the first genuinely affordable workspace centre in Soho. It is an 8,000 sq ft Soho Townhouse comprising five floors plus a roof terrace and a basement. The building is home to 16 different creative businesses – from an independent record label to an up and coming architecture practice, and everything in between. The building is being managed and run by The Soho Studio Project.
Affordable workspace in Soho is much needed, particularly for those in the creative industries. Over the past 15 years commercial rents in the area have escalated which has meant hundreds of smaller creative enterprises have been forced out. 58 Old Compton Street has been set up to protect and cultivate the independent creative community in London's oldest and best creative district. Rents at 58 Old Compton Street are at a significant discount to market.
The Soho Studio Project has 58 Old Compton Street on a six-year lease from landowners Soho Estates. After 2023 the entire north side of Old Compton Street will be redeveloped into a new creative space fit for modern use. It is expected that what happens at 58 Old Compton Street in the intervening years will inform how the commercial spaces for the new scheme are built out. The Soho Studio Project's partnership with Soho Estates is a symbiotic one. While the former is able to offer prime location affordable space to its ever-increasing tenant roster, the latter will benefit further down the line when the embryonic businesses taking space now will have grown to become established enterprises.
The fourth floor communal roof terrace has been designed by Studio Rhonda / Darkroom London. Bespoke tiled furniture was built on site creating an informal space for residents to relax on lunch breaks and post-work gatherings and private events.

The roof terrace was completely re-surfaced in eco-friendly composite decking and built-in planters, laddered fencing and canopy frame installed for trailing planting to colonise over time.

About This Place is a new, forward-thinking space and direction for hair professionals formed in 2017 by Victoria Saunders.

They provide private creative spaces for hairdressers around the world to work from independently and now have two salons at 58 Old Compton Street.

Heavenly was the first company to move in to 58 Old Compton Street in September 2017. It is a venerable independent record label that was formed in Soho in 1990 and is responsible for launching a stellar cast of esteemed artists over the years including Doves, St Etienne and the Manic Street Preachers. Today Heavenly has its biggest and most internationally diverse roster ever. After an extended spell in West London they're back in Soho, and going from strength to strength. Label Manager Katherine Cantwell said: "We've always had our heart in Soho, it's our spiritual home. It was great to get back here after eight years away".

Work began at 58 Old Compton Street in July 2017. The previous tenants – a production company – vacated the property 12 months prior. While the building was structurally sound when The Soho Studio Project team came in, many of the offices were in a state of disrepair and large parts of the communal spaces were seriously run down.
Under the stewardship of Creative Director Mandeep Tutt, the building has been completely transformed and brought back into use. On numerous floors internal walls were removed to create higher density workspaces, and suspended floors were taken out to give increased ceiling heights. The building also benefitted from a full service makeover, including new high-speed broadband capability and a complete electrical fit out. During the comprehensive rebuilding process, original features – such as parquet flooring, the Terrazzo staircase and bold gold bannisters – were protected and retained. Communal areas in the building have been colourfully reanimated, while individual offices have been refitted and delivered to tenants at shell and core, or fitted out to specification.
